PLEASE READ THESE TERMS AND CONDITIONS ("Terms") CAREFULLY. BY ACCESSING OR USING THE RIDGE STAYS WEBSITE OR ANY RELATED SERVICES (COLLECTIVELY, "Services"), YOU ("User," "you," or "your") AGREE TO BE BOUND BY THESE TERMS, OUR PRIVACY POLICY, AND ANY ADDITIONAL TERMS INCORPORATED BY REFERENCE. IF YOU DO NOT AGREE, DO NOT USE THE SERVICES.
1. Definitions

"Ridge Stays," "we," "our," and "us" - Jobin Capital Holdings, LLC d/b/a Ridge Stays, 185 Summerfield Dr, Alpharetta, GA 30022.

"Owner" - A property owner who engages Ridge Stays for co-hosting or property-management services.

"Guest" - An individual who books or stays at a property managed by Ridge Stays.

"Site"-ridgestays.com and any sub-domains.

"Property" - Any short-term rental unit listed or managed via the Services.
2. Scope of Services
Ridge Stays provides co‑hosting and short‑term‑rental property management, including listing creation, pricing optimization, guest communication, and on‑site coordination. We are not a real‑estate broker and do not provide legal or tax advice. Bookings may be processed through third‑party platforms (e.g., Airbnb, Vrbo, Booking.com).
3. Eligibility & Account Registration
You must be at least 18 years old and able to enter into legally binding contracts. When creating an account, you agree to provide accurate, current, and complete information and to update it as necessary. You are responsible for safeguarding your login credentials and all activities occurring under your account.
4. Bookings & Payments
4.1 Fees
Service fees, cleaning fees, taxes, and other charges will be disclosed prior to booking. Owners authorize Ridge Stays to deduct management fees (currently 20 % of gross rental proceeds) via ACH or credit card on the first calendar day of each month.
4.2 Taxes
Owners and Guests are responsible for any applicable federal, state, or local taxes, including occupancy or lodging taxes. Ridge Stays may, where required, collect and remit such taxes on your behalf.
4.3 Security Deposits & Damage Claims
Guests may be charged a security deposit or post‑stay damage claim in accordance with platform policies and these Terms.
5. Cancellations & Refunds
Cancellations and refunds are subject to the specific policy displayed at the time of booking (e.g., Flexible, Moderate, Strict) and any supplemental platform rules. Ridge Stays is not liable for fees charged by payment processors or credit‑card issuers.
6. Guest Conduct & Property Rules
Guests agree to follow all house rules, HOA regulations, and local ordinances; to maintain the Property in good condition; and to refrain from illegal, disruptive, or unsafe behavior. Violations may result in immediate cancellation, removal from the Property, forfeiture of fees, and liability for damages.
7. Owner Responsibilities
Owners must ensure Properties comply with all zoning, licensing, safety, and insurance requirements; provide accurate listing information; and maintain the Property in rentable condition. Owners must hold appropriate insurance covering guest stays and name Ridge Stays as an additional insured where practicable.
8. Intellectual Property
All content on the Site (text, graphics, logos, images, software) is owned by or licensed to Ridge Stays and protected by U.S. and international laws. You may not copy, modify, distribute, or create derivative works without prior written consent.
9. Privacy
Your use of the Services is also governed by our Privacy Policy, which explains how we collect, use, and disclose your information.
10. Disclaimer of Warranties
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE". TO THE MAXIMUM EXTENT PERMITTED BY LAW, RIDGE STAYS DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON‑INFRINGEMENT. WE DO NOT GUARANTEE UNINTERRUPTED OR ERROR‑FREE OPERATION.
11. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, RIDGE STAYS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR USE, EVEN IF ADVISED OF THE POSSIBILITY. OUR TOTAL LIABILITY ARISING OUT OF OR RELATED TO THE SERVICES SHALL NOT EXCEED THE GREATER OF (A) $100 OR (B) THE FEES YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM.
12. Indemnification
You agree to defend, indemnify, and hold harmless Ridge Stays and its officers, directors, employees, and agents from all claims, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from your use of the Services, violation of these Terms, or infringement of any third‑party rights.
13. Third‑Party Links & Services
The Site may contain links to third‑party websites or use third‑party services. Ridge Stays is not responsible for those sites or services, and your use of them is at your own risk.
14. Termination
We may suspend or terminate your access to the Services at any time, with or without cause or notice. Upon termination, Sections 8–17 shall survive.
15. Governing Law
These Terms are governed by the laws of the State of Georgia, without regard to conflict‑of‑law provisions.
16. Dispute Resolution & Arbitration
Any dispute arising out of or relating to these Terms or the Services shall be resolved by binding individual arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules. YOU AND RIDGE STAYS WAIVE THE RIGHT TO A JURY TRIAL AND TO PARTICIPATE IN CLASS ACTIONS. The arbitration shall be held in Fulton County, Georgia unless the parties agree otherwise.
17. Changes to Terms
We may modify these Terms at any time by posting the updated version on the Site and updating the "Effective Date." Continued use of the Services constitutes acceptance of the revised Terms.
18. Severability
If any provision is found unenforceable, the remaining provisions will remain in effect.
19. Entire Agreement
These Terms, together with our Privacy Policy and any additional agreements or policies referenced herein, constitute the entire agreement between you and Ridge Stays regarding the Services and supersede all prior understandings.
